Pergolas used to reference structures that were originally built as a support for climbing plants, but these have evolved over time to become simply a space for outdoor relaxation. The main difference between pergolas and verandahs or patios is that they can be connected to the house or freestanding, and can also incorporate your garden into the design. Pergolas can be built with or without roofs these days, but it’s common for them to be built without, using foliage from climbing plants as shade instead.

Any outdoor living structure can add value and enjoyment to your home. In Australia the outdoor living lifestyle is very popular, and adding one of these structures to your home provides a space in which you can do this – while protected against the elements. A small upgrade can make a huge difference to the ‘wow factor’ of your home when showing prospective buyers. Carports also add value to homes, as they provide a safe place to shelter your car, caravan or boat and protect it from the sun’s harsh UV rays. Adding these before you sell ensures you can enjoy the benefits too – and your prospective buyer has less work to do – making your home even more appealing.

The longest part of building a carport, verandah or pergola is often in getting the paperwork sorted, the building permit application approved, and then having the materials dispatched. Building permits in Victoria are generally assessed within 7 days of all of the information being received. A good carport builder can build a carport within a day, in most cases – for basic carport designs. In some instances a customer will wait months for the kit to dispatch, and more time for it to arrive, following the building approvals.

At Discounted Patios, we pride ourselves on doing all of these steps quicker. As we’re a local Melbourne-based business, we can get your materials and kit delivered to you quickly, and our installation team are able to install your carport quickly. We also have quicker turnaround times for building permit approvals due to our organisation and proactive processes.

There are a number of factors that come into play to determine the cost to build a patio, verandah, pergola or other structure. The first is the building permit application, which usually costs around $1500 in Victoria. The rest of the cost depends on the materials used, the size of the patio, the features or type of patio or structure, whether you install it yourself or get the help of a professional, and more. When it comes to building, the quality of the materials, design and build are all important factors to consider when comparing price. Often, cheaper price means cheaper materials. Opting for a high quality option usually results in a higher warranty, better workmanship and better assurances in the product longevity. We offer a range of options, offering the highest quality products at highly competitive prices. We go direct to the supplier, meaning we get huge savings – and we pass those onto you. The best bet is to speak to a specialist who can advise you on the best options for what you’re hoping to achieve.

Custom pergolas, verandahs, patios and outdoor living structures can cost a little more than those that are in standard sizes, as the materials need to be cut to measure custom lengths, designs need to be created or modified, and the structure needs to tick all of the boxes around being ‘structurally sound’. The difference in the cost really comes down to the custom build itself, how elaborate it is, its size and its defining features. The benefit is that you get an area that perfectly matches your home and your ideal outdoor living space.

The cost of putting a roof over a patio varies, depending on the type of roof, and the materials used. It also depends on the structure you have to work with in the first place. You can add panels or shade covers over pergolas, for example, for as little as a couple of hundred dollars. There are however options that also look fantastic. These come at a higher price, but add to the overall aesthetic, comfort and value of your home. For example, insulated roofs are a fantastic option to add a roof to your patio. They are also designed to be easily incorporated into any patio or verandah and are highly sustainable and durable. And they provide an excellent space to entertain family and friends. An insulated roof also allows for down lights and fans to be installed for an even more homely element.

Building permits are required for many proposed building works before they commence.

If you’re looking to add a veranda, patio or carport to your home, then it is likely you will need a building permit.

Building permits ensure that your proposed project complies with the relevant building regulations and safety standards.

Some structures are exempt from building permits however, so talk with our team to discuss whether your kit will need a building permit.

A Form 2 – Regulation 37(1) building permit provides legal consent by a Registered Building Surveyor that your proposed project complies with the Building Act 1993 and Building Regulation 2018.

When you choose Discounted Patios, we will assist you through the application process. We’ll supply you with the relevant architectural & engineering documents ready for you to submit with your building permit application to your local council. We can even help you submit the application itself.
